Hot Springs Village, Arkansas is the largest gated community in the United States. We are located 15 miles from the city of Hot Springs, nestled in the foothills of the Ouachita (pronouced Wa-Chi-Taw) Mountains. PROPERTY OWNERS ASSOCIATION
Hot Springs Village has a unique form of government. Our amenities - the recreational centers, golf courses, lakes, parks, pools and more - are owned by the people who use them; the property owners of Hot Springs Village. Upkeep of these amenities is entrusted to the Property Owners Association (POA) which is comprised of our 34,000 plus Property Owners.
It's important to understand that all the amenities are not owned by the developer but by the POA of Hot Springs Village. Home owners have complete control over improvements, changes, maintenance and fees. All property owners have one vote and elect a board of directors who in turn hire a general manager, staff and set policy.
The POA provides the following services: Builds and maintains all streets within the Village (over 460 miles) Maintains Lake Lago (our water supply) and water treatment plant Maintains our two central sewage treatment plants. LAKES
Hot Springs Village's twelve recreational man-made lakes to offer some of the finest fishing and boating in central Arkansas. There are almost 2,000 acres of spring fed, sky blue water and each treelined cove is home to many varieties of fish. Beaches with swimming and picnic areas are located on Lake Desoto, Cortez and Balboa. Within a short 15 minute drive our property owners have access to Lake Ouachita, the largest lake in the state, boasting a shoreline of 975 miles and covering 48,000 acres.

GOLF
Hot Springs Village boasts nine of the most beautiful 18 hole golf courses you will find anywhere. Maintaining high standards has paid off for the Village courses. Every golf course is meticulously manicured and constantly maintained so that the quality of golf is kept to the highest standards, and keeps many of the courses on the "Tops" list in Arkansas, the mid-South and the nation. TENNIS
If tennis is your game, you're in luck! You can take advantage of the 13 pro-surfaced courts - 10 clay and 3 hard surface. At our Coronado Center recreational complex we have a tennis clubhouse and lounge with two full time teaching pros. There are additional courts at the DeSoto Center. Don't think that our property owners aren't active. The Village Men's 4.0 Senior Team is ranked nationally. The Tennis Association offers league play at all levels with mixed leagues, women's, men's and doubles. The center also offers other organized play on a weekly basis or just reserve a court.
The Coronado Center offers just about any activity a fitness enthusiast could ask for. Pump iron on the weight strenthening equipment and free weights, or enjoy a good cardiovascular workout on the stationary bicycles, recumbent bikes, elliptical trainers, stair climbers and treadmills.
If you are a swimmer, you can enjoy your sport year-round in the 25 meter indoor heated pool. The average temperature is 85 degrees. A baby pool is also available. When the workout's over, relax in the sauna or whirlpool and even receive a massage.
In 2007, the fitness center completed $1.7 million renovation and expansion project which included a newly completed area with weight and cardio equipment and a 3 lane walking track, exercise classroom, a 25 meter heated indoor swimming pool, two saunas and whirlpool.
This 18,200 square foot facility is the place to meet in Hot Springs Village. Activities include weekly meetings of more than 120 social and civic clubs. An arts and crafts room, photographic darkroom and a library also draw visitors on a daily basis.
A 500 seat auditorium and ballroom is utilized for dinners, dances, movies and speakers.
PONCE DE LEON PERFORMING ARTS CENTER
This new $2.5 million dollar state of the art 654 seat auditorium is our culture center. Theatrical productions, musical performances, art exhibits and choral presentations make the center one of the busiest places in the Village. The Ponce de Leon schedule incluldes a wide variety of offerings for every taste and preference, from a performance by the Arkansas Symphony Orchestra to productions by the Village Players, to internationally acclaimed artists and muscians. The Center has become the focal point of diverse cultural and social activities. The Village is proud to boast of having the largest duplicate bridge membership in the United States.
DESOTO GAMES AREA
This area offers an array of activities for every member of your family. The DeSoto Pool includes a diving pool, tot pool and 3,000 square foot swimming pool. The pools are open Memorial Day through Labor Day. There are badminton courts, shuffleboard lanes, basketball courts, miniature golf course and horseshoe pits located adjacent to the pools. There's a playground area with swings, slides, merry-go-round and other facilities for toddlers. A teen center was added in 2001.
HIKING TRAILS
There are around 26 miles of nature hiking and multipurpose trails located throughout Hot Springs Village. In addition to the exercise opportunity they afford, all trails are appreciated by residents for their beautiful lake, mountain and forest scenery. There are six multi-purpose trails for walking, jogging and biking as well as for use by golf carts. Multipurpose trails also offer alternative routes to various Village amenties. It's possible to go to the golf course from many residences without even starting a car.
MEDICAL
National Park Medical Center maintains a clinic just outside the Village west gate. For individuals over 50, NPMC offers a comprehensive membership program called Active Advantage. Membership in Active Advantage is $15 per year and includes a variety of benefits including health communications, free screenings, discounts to local and national businesses, and a pharmaceutical discount. St. Joseph's Mercy Health Center offers cardiac rehabilitation, team rehabilitation and lab and radiology services. St. Joseph's also provides home health services, ambulance services and contracts with the Area Agency on Aging to administer the McCauley Center just north of the Village on Highway 7.
HealthFirst Physicians of Arkansas has recently secured facilities for the HealthFirst Medical Plaza at Hot Springs Village. This facility will be located just outside the Village west gate. The Plaza will offer primary care in internal medicine, orthopaedics and diagnostic services including physical therapy CT, MRI, sleep studies and other services.

COST OF LIVING
The following are approximates and are subject to change.
State Income Tax is prorated up to 7% over $25,000 per year. However, there are several exemptions, just to name a few: Social Security Benefits and related supplemental benefits, the first $6,000 received under a public or private employers sponsored retirement plan, military disability income, money received from a life insurance policy due to a death.
State Sales Tax of 6.00 % on sales of tangible personal property and selected services. Also, there is a 2% sales tax imposed within the city of Hot Springs and a 3% tourism tax collected from hotels, motels, resorts and restaurants and a .5% Garland County sales tax.
Property taxes are assessed at 20% of market value by school district. Hot Springs Village is located in 2 counties - Garland and Saline. The current millage rate for homes in the Jessieville School District (Garland County) is 34 mills ($900 for a $100,000 home). The millage rate for homes in the Fountain Lake School District (Saline County) is 30.25 mills ($860 for a $100,000 home). There is a $350.00 homestead credit that applies for primary residents. Also, at age 65 the assessed value of your home freezes.
